4 Ways to Go Green in Your Office Space

Monday, April 25th, 2011

Environmentally-friendly practices are the latest surge in the office space and commercial lease Phoenix industry because it presents business owners with a win-win scenario: you are able to help save the environment while at the same time saving yourself and your company money. In some cases, going green can seem like a daunting task that requires a full makeover of an office layout. This isn’t the case at all; in fact, there are 4 easy ways you can make your office more energy-efficient and green without having to break a sweat.

1. Optimize energy settings. In most business locations, the computer is the central tool of any office setting. However, these necessary tools can also be the biggest energy-wasters around because they can take in far more energy than they need. Most computers have customizable settings that allow you to tweak your monitor’s brightness, as well as the overall power it uses during a sitting. Set your computer to a low-power setting and a brightness that is as low as you are comfortably able to go. Also, make sure to shut off your computer when you are done using it; leaving it on a standby setting continues to use unnecessary energy, and powering down your system helps to ensure that you’re not being unnecessarily wasteful.

2. Go paperless. The commercial lease Phoenix industry involves a lot of paperwork, but don’t print emails unless it’s absolutely necessary for communication, and try to opt for recycled printer paper when printing is unavoidable. In particular, look for paper with a high percentage of post-consumer content – meaning that it’s more of a recycled product than low percentage alternatives – and with a minimum amount of chlorine bleaching. Paper takes a lot of energy and resources to process, so print on both sides of the paper whenever possible to maximize the amount of paper you have to work with.

3. Bring your lunch. Heading out to buy lunch during the week may seem like an easy way to refuel during your mid-day energy lag, but these burger runs inevitably lead to wasted paper products. A healthier and more cost-efficient option is to bring your lunches from home in reusable containers, avoiding the need to toss away excess amounts of paper packaging. If you must order take-out or delivery, join coworkers in a large order to maximize the packaging the delivery company uses.

4. Walk when at all possible. Are you going to grab a morning coffee and feel like the trip is too far to walk? Consider bringing a bike to work or walking to closer locations. Walking or biking to lunch, work, or during breaks is a great way to limit the amount of gas you use. As an added bonus, your health will benefit from your increased physical activity!

Despite the improving economic climate, many companies are continuing to feel the sting of the Recession. Stephanie Clifford from the New York Times reports that “more than 6,000 Blockbuster locations have closed in the last few years, leaving dark stores at many a shopping center and intersection.” The film and video game renting company has had to cut back on a large number of locations due to financial constraints, but their movement is not entirely a negative thing.

Great Locations, Great Opportunities

Blockbusters have traditionally been located in promising AZ commercial lease locations: high-traffic areas that are easily visible from many main streets. For this reason, local retailers and small businesses have been eagerly filling in the vacant stores with their own companies – and it’s definitely giving their businesses a boost. John D. Thedford, owner of La Familia Pawn and Jewelry, has successfully filled six Blockbuster locations with his pawn shop throughout Florida and Puerto Rico. “They have great real estate, they’re in great locations, the size is just what we need, about 6,000 square feet. It works out just perfect,” Thedford said. As chief executive and co-founder of the pawn shop, Thedford adds that “so many of them started popping up as we started doing our site selection work..It’s just a lot of availability.”

The location is convenient for Thedford’s pawn shop because it allows customers to perform their usual errands within the shopping centers Blockbusters tend to be located within: areas with grocery stores, big-box department stores, and pharmacies. Instead of renting movies after completing other errands, customers can now have the option of examining the wares at the pawn shop throughout their days. The locations also provide Thedford’s shop with repeat customers who tend to return to their neighborhood grocery stores several times throughout the week or month.

Blockbuster locations provide opportunities for a variety of tenants aside from Thedford’s pawn shop, including other retailers and restaurants. AZ commercial lease opportunities can continue to be created from the media rental company’s downsizing, providing many local and small businesses with the locations they need to develop into promising entrepreneurial successes.

Office Space Vacancies Begin to Fill

Sunday, April 10th, 2011

A.D. Pruitt of the Wall Street Journal recently reported that “the amount of occupied office space in the U.S. [inches] higher during the first quarter of 2011.” This increase in office space occupancy can be attributed to the slow-yet-sure pattern of expansion many businesses are beginning to express. This increase is a true testament to the improving economy following two years of economic strife.

Improvements by Region

This marked improvement varies across regions of the United States, but the metropolitan hot-spot cities of Detroit and Phoenix “tied for the highest vacancy rates of 26.6%.” While Detroit “continues to suffer from high rates of joblessness and population declines,” this increase is particularly positive for Phoenix because it furthers the city’s entrepreneur-friendly climate. Office space for lease in Phoenix has always been a sought-after commodity due to the city’s beneficial tax system, proximity to a notable international airport, and promising location for companies looking to expand their businesses. With a recovering economy allowing Phoenix’s occupancy rates to rise, the city can only attract more prospective tenants from this point on.

An Expert Weighs In

Ryan Severino is a senior economist at Reis Inc., a property research firm. He believes that “As the overall economy continues on its current path of expansion, we expect that rents and vacancies will continue to improve in 2011.” Indeed, office space for lease in Phoenix is true for other cities as well; for example, a Boston-based construction company recently said it will likely restart construction this year on a $1 billion 40-floor Manhattan skyscraper that’s been on hold since 2009.” Similarly, a developer in Northern Virginia is building a 35-story office tower. The improving office market is an exciting response to the end of the recession as markets across the country are experiencing their own forms of benefits, whether it is through increased amounts of jobs created or continued plans for office building expansion.

Unemployment Rate Improves

Saturday, April 2nd, 2011

As reported by Dees Stribling in Commercial Property Executive, “a new of 216,00 more Americans had jobs in March versus February, and the official unemployment rate dropped to 8.8 percent during the same month.” This improvement is consistent with the 150,000 jobs the economy must make in order to keep with the monthly United States population growth.

Improvement in the Private Sector

The improvement in the United States employment rate is particularly beneficial for the private sector, which “added a net of 230,000 jobs in March.” This is a marked increase in the amount of jobs added in January, which totaled only about 100,000 private-sector lines of employment. In fact, “among business sectors, professional and business services…added 106,800 positions…and the always-growing healthcare industry added 44,500.”

Unemployment is measured by the amount of discouraged workers and people in part-time jobs who are looking for full-time lines of employment. Arguably just as positive as the decreasing levels of unemployment is the fact that businesses “didn’t psyche themselves out of hiring the workers they needed” in response to the economy, largely opting instead to positively impact the working climate by hiring more employees.

Positive Outlook for Commercial Real Estate

Office space in Mesa, Arizona continues to look promising for entrepreneurs looking to expand their businesses by relocating into an up-and-coming city. With the steadily improving employment rate inspiring more business owners to consider proactively developing their businesses, moving into a city that is centered in a hubbub of entrepreneurial activity is nothing short of a positive business move. Commercial real estate properties, which include office space in Mesa leasing opportunities, are central to businesses because they provide workers with office locations and companies with necessary headquarters; thanks to the increasing amount of businesses creating jobs and workers finding lines of employment, commercial real estate stands to see a marked increase in potential tenants.

Mesa, Arizona in particular is a key location for this type of activity because it has long been considered a city that fosters economic and entrepreneurial growth, all the while remaining centrally located to the metropolitan benefits and charm of Phoenix, Arizona.
